Mike Cockinos did an exceptional job marketing and selling our duplex at 2049-2051 Butler Ave. in West Los Angeles which closed escrow on October 8, 2010. We obtained a very fair price in a very slow market. Mike made the extra effort in so many ways on so many different occasions and that was the critical difference for us.
In March 2010 he advised us regarding the initial pricing of the duplex and then planned a marketing strategy in “challenging times” that set us apart from other properties in the area.
From April through August 2010 he held a series of open houses backed by prominently placed print ads and a web presence that drew hundreds of potential buyers at a time when competing properties were going begging. He simultaneously helped us negotiate numerous written offers until we accepted one.
From August through October 2010 Mike and his team did a great job guiding a difficult buyer through the process of negotiating all the details for a smooth and successful close of escrow.

Mike,
I knew Mike was the realtor for me after seeing how diligently he worked with my
parents to find them their lovely Westwood home. Not only is he extremely
professional and attentive but he is also very personable and he always goes the
extra mile. After months of searching, his unwavering dedication helped me find

As you know the initial listing agents were professional enough but it became very evident that they expected the offers to "flow in", when in fact the market has changed dramatically as we all know. From the get go, you took the "bull by the horns" and made the extra effort to connect with the numerous potential buyers who came through one of the three open houses that you conducted on our behalf.
Sherryl and I both feel that the photo postcard flyer that you created together with your photographer identified and illustrated the special features and charms of our home. In our opinion, it was a marketing "home run" which ended up bringing us multiple offers. Needless to say, we are very pleased with the over asking price and the family that will now make this their new home.

To Anyone needing a Real Estate Agent:
Recently my brother, Robert, and I decided to sell some residential income property
in West Los Angeles. We chose Mike Cockinos as our real estate agent because he knows
West L.A. as only a seasoned professional would. This, along with his enthusiasm for his
profession, his reputation for high ethical standards, and his affiliation with
Coldwell Banker gave us confidence in listing our property with Mike.
Mike went in to action right away. The "For Sale" sign went up in the front yard,
ads appeared in the Los Angeles Times and in the real estate journals. Soon real estate
professionals, private parties, and land developers were looking at the property.
It seemed helpful that Mike knows so many people in the real estate and business
communities.
Before long we were choosing from several offers for the property, each much higher
then we had imagined possible. Within a couple of weeks after listing we were in escrow.
I would like to say that it was smooth sailing, but life isn't like that. Some of our
tenants, though treated very fairly, were not happy about changes this sale would bring
and were making things difficult for us. Thank goodness Mike stepped in and smoothed
things over, interfacing between ourselves and the tenants. He spared us a lot of
stress and may well have helps us avoid a legal situation. This took hours of Mike's
time, good interpersonal skill, and the patience of Job. This is not in the job profile
of a real estate agent, but it is an example of the way Mike is willing to go the extra
mile for his clients.
My brother and I never had to go to Mike's office on San Vicente Blvd. Mike always
came to our home when we needed to meet. This was a great convenience to us. Mike
was available most of the time on the telephone and returned calls promptly. He kept
us informed of all developments, no matter how minor, as they happened. He cheerfully
answered all of our questions and really listened to our concerns.
After a while we closed escrow and the property was successfully sold.
We are glad we chose Mike as our real estate agent. He possesses a refreshing
combination of ambition with a lighthearted style and a great sense of humor.
He is a good negotiator and works well with all kinds of people. We will call
him again for future real estate transactions, and when asked if we know of a
good real estate agent, we will recommend Mike Cockinos.
